Purpose: To establish a standardized policy for the submission of all building, fire alarm and sprinkler system plans. To assist the customer with an easy-to-follow plan submittal process and ensure all plan reviews are completed within the allotted time as per Rhode Island General Law.

  1. All plans shall be submitted via the Town of Lincoln Building Department Portal.  The Building Department will link our Fire Marshal for the Plan Review.
  2. Our Fire Marshal's Office will receive the Portal Link and Review the Submitted Plans.  Once the FM has reviewed the plans via the portal, he will contact you via email with any discrepancies or concerns. 
  3. The Fire District is not tied into the Town of Lincoln Portal for PAYMENT.  Our Fire Marshal shall provide you via email with the Plan Review Fee.  
  4. This fee can be paid "on line" via the Link below.  Once the fee is received, the Fire Marshal can APPROVE via the Portal. 
  5. The fee structure is created by the State of Rhode Island.
  6. Plan Review Fees are based upon the State Fire Marshal's Office, under the provisions of the Fire Safety Code Chapter 23-28.2 . Plan review fees shall be as follows:

Fee Schedule as per District and State of Rhode Island Ordinance:

  1. New Residential Construction:

$75.00        Single Family

$125.00      Two Family

$175.00      Three Family

Addition of Existing Residential Construction:

$30.00        Less than 1,000 Square Feet

$50.00        1,001 Square Feet and above      

                           **Additions to existing homes greater than 50% must meet requirements

                              of New Construction**

  1. All New and Existing Commercial Construction:

NEW BUILDING, ADDITIONS, ALTERATION, STRUCTURES, ETC-General permit fees based on the total cost of construction.

Over $2,000.00 but not over $500,000.00…. $45.00 + (plus $6.00 per $1,000 or fraction thereof over $2,000.00)

Over $500,000…. $3,000,000 + (plus $ 4.00 per $ 1,000 or fraction thereof over $500,000)

This is based on a formula set up through the RI State Fire Marshal’s office.

Other:

$100.00:     Sprinkler System Plans/Fire Suppression Plans.

$100.00:     Residential Sub-Division

$100.00:     Existing Commercial Fire Alarm Upgrades
